JMI Constructors was proud to celebrate the grand opening of the brand-new Riggatti’s Pizza , a bigger, brighter, and completely reimagined version of their iconic wood-fired pizzeria. If you already loved Riggatti’s, get ready. This new location takes everything people enjoy about the original and turns it up several notches.

A Bigger, Better Space Built for the Community

This upgraded location offers a huge step forward in comfort, flow, and accessibility. Guests can now enjoy more seating, easier access from the road than before, and a larger, open dining area and interior.

And Now… Gelato!

The new Riggatti’s also includes a beautiful gelato counter, offering fresh, rotating flavors that pair perfectly with a hot pizza. This addition gives the restaurant a true “full meal” experience—and it’s already a customer favorite.

A Vespa… Above the Salad Bar? Yes.

One of the most unique features of the build is the Vespa scooter suspended above the salad bar—a fun, unexpected detail that immediately sets the tone. It’s playful. It’s charming. And it’s very Riggatti’s.

Renovation of the JMI Offices

A Fresh Start...

T his month, we officially moved into a temporary office located just behind our main building, in the former J & J Building Supply building at 180 N 300 E, St. George, UT 84770 . It was the perfect short-term home while we start a full demolition and rebuild of our headquarters. To create the office our team truly needs, we’ve re-imagining everything from workflow to walls to where the fridge goes.

What’s Changing in the New Office? (Spoiler: Pretty Much Everything.)

More room for client meetings, project reviews, and cross-team collaboration.

We’re expanding personal workspaces to better support focus, efficiency, and growing departments.

Reception will face the opposite direction and feel much more intentional. (Shayla is thrilled about this.)

Parade Homes: This Year & Last

As we officially break ground on our 2026 Parade of Homes build at The Ledges, we’re also taking a moment to look back at a project we’re incredibly proud of: Our 2025 Parade home, which debuted this past February.

We officially broke ground in May of 2025, pouring the footings and starting in our long and industrious yearly parade home journey. With more lots being developed to choose from, this year we have chosen a prime location with views of Snow Canyon that won't disappoint! Sitting atop a slight hill at the end of the street, this corner lot looks over The Ledges Golf Course fairway, with a stunning Snow Canyon State Park backdrop painted in pinks, oranges, reds, and browns, casting purplish shadows at different times of day. It really is a spectacle to behold at any hour!

New Building Houses Two Exciting New Additions to Sunset Corner

JMI Constructors is proud to announce the successful completion of the newest retail building #1300, at Sunset Corner in St. George — now home to Jamba and Crave Cookies. This high-visibility project has already drawn many customers and positive community response, marking a strong addition to the area’s growing commercial landscape.

From the beginning of this project, our team worked closely with both tenants and design partners to construct a clean, modern space tailored to their operational needs. Crave Cookies occupies 1,767 square feet, and Jamba takes up 1,176 square feet, each with customized layouts designed for each respective brand and service, as well as long-term durability, resulting in a polished, move-in-ready space delivered on time and on budget — just in time for grand openings set in March & April of 2025.

The grand opening and ribbon-cutting ceremony on site marked a meaningful milestone, and we were grateful to be in attendance alongside community members, bank leadership, The St. George Chamber of Commerce, and local leaders. The event was a celebration not only of a beautiful new facility but of the role this location will play in being able to serve the financial needs of more St. George residents and businesses.

Their grand reopening was a fun experience, with good food and good people. It's so great to live in such a supportive community when it comes construction and growth. Renovation of Altabank

Total Overhaul of Alta Bank on St. George Blvd.

The Altabank remodel and expansion project was a welcome challenge to breathe new life and functionality into the old building, a project that not only transformed the existing space but also introduced a stunning new tower, and expanded office capacity with cutting-edge facilities. Altabank sought to modernize its headquarters to meet the growing demands of their expanding business. They wanted a state-of-the-art facility that would accommodate their growing team, improve workflow efficiency, and create an inviting atmosphere for both clients and employees. Our team was tasked with bringing this vision to life.

The remodeling phase began with a complete overhaul of the existing building's east interior and the outside tower framing. Our design and construction teams worked to ensure every detail aligned with their branding and operational needs. From updating the lobby with a sleek, modern design to renovating the customer service areas, the goal was to create a space that exudes professionalism and warmth. The overhaul also focused on enhancing functionality. We optimized the floor plans to improve workflow, incorporating open spaces for collaboration as well as private offices for staff. The new layout also features advanced technology infrastructure to support Altabank's cutting-edge banking services.

The tower, a bold statement, is the most striking feature of this expansion was the added, rising above the main entrance. The sleek, contemporary design of the tower was meant to complement the original building while making a bold new architectural statement. At JMI Constructors, we understand the importance of both form and function, and this tower represents that balance.

Looking back on 2024...

As 2024 comes to a close, we’re taking a moment to reflect on a year marked by progress, partnership, and pride in the projects we’ve completed across Southern Utah.

At JMI Constructors, our mission is to build with intention—from the smallest residential detail to the scale and scope of a commercial center. And this year, we Sunset Corner – Crave Cookies & Jamba
We started construction on the newest addition to Sunset Corner, the building that will hosue Jamba and Crave Cookies, late in the fall. We anticipate having these spaces finished by early spring.

Mainstreet Plaza
In the heart of downtown St. George, we continued work on Mainstreet Plaza—an office and commercial hub complete with a multi-level parking structure. Bowen Collins and Soltis both expanded into neighboring spaces designed to support their businesses in our growing city. The walkability and downtown charm of Mainstreet Plaza is alluring to many existing tenants, who choose to expand with a buildout rather than move.

Pineview Plaza

Our team worked hard at two new buildouts for both Quilt & Sew and Creative Wigs, who simultaneously relocated from neighboring retail centers around the city to make a home at Pineview Plaza.

Fort Pierce Business Park
We continued development throughout Fort Pierce, including industrial spaces and flex warehouses, namely Penske Truck, which was wrapped up in 2024, and Stevens, which is breaking ground early next year. They are two companies in the same project in Fort Pierce Business Park's phase 9 development.

25 N Plaza
This multi-tenant development brought fresh business space to a key commercial corridor. As we finished ABS Kids in September of 2024, a much needed remodel of that space, that project coincidentally coincided with a general remodel of the common areas, including light fixtures, flooring, and hardware.

Custom Homes & Parade Features
On the residential side, we continued to deliver custom homes with craftsmanship and care—taking a year off from the Parade of Homes in 2024, but using that year to build an immaculate parade home that will be features in two months' time at the 2025 St. George Area Parade of Homes. These residential projects allow us to stay close to our roots, offering personalized service and detail-rich design.

ABS Kids: 25 N Plaza

Buildout for Second So. Ut. Location of ABS Kids

This is the second ABS Kids Therapy Center that JMI constructors has built out and customized in the past year. In addition to the buildout we did at Pineview Plaza for ABS Kids in 2023, we have now completed this one located in downtown St. George at 25 N Plaza (100 East).

ABS Kids, an autism therapy center, renovated their entire space which was previously Family Healthcare. The lobby was completely revamped, with dividing walls added to make more space for an interactive play room. The previous tenant occupied this space for quite some time, and so we added all new flooring and lighting as well. With several classrooms, learning and play rooms, bathrooms, a breakroom, private offices and stations, and the newly constructed lobby, this 10,559 Sq. Ft. space came together nicely. ABS Kids was finished and ready to go by early September, and open and running soon after. Check out our progress posts on Instagram or Facebook .

Creative Wigs' New Digs

Creative Wigs in St. George Moves to Pineview Plaza after 60 Years in Business

We were honored to help Creative Wigs with a new space for their 60th anniversary celebration and grand opening. The tenant improvement went rather quickly, and included demolition of the old space, consisting of several small rooms and opening up the front and adding outlets for a few stations. We also added a few private rooms in the back for fittings and discrete consultations. One room is for men only, and fits wigs or tops on men that want to regain their old full head of hair look. They have helped countless men in our community reclaim their confidence and positive self image, so we are happy to help them accomplish that.

Phase 9: Fort Pierce Business Park

JMI's Fort Pierce Construction & Management Project

There are always new things happening and being built out at Fort Pierce Business Park. The park is located in the southernmost part of St. George city, with River Road running straight through it. As of right now, we have completed the 8th phase of construction and are part way through what we call The Fort Pierce Business Park Project, Phase 9, which reaches the southern boundary of the park on the west side of River Rd, completing development within the park on that side. Around half a million yards of dirt has been moved for the project, with 0.4 miles of new roads built. So far, a 15-acre lot and a 24-acre lot have already been sold, with many more acres There are about 300 more acres to be developed on the east side of River Road. We are grateful to our friends at Royal T Enterprises for agreeing to be the contractor for all of phase 9.

Stevens Equipment Supply

Stevens Building in Phase Nine of the Ft. Pierce / JMI Building & Leasing Project

As of August 2024, the Stevens building has broken ground. This noteworthy project is part of the bigger Phase 9 JMI Property Services and Fort Pierce Business Park project. The newest construction out at Fort Pierce is underway and is located at the southernmost part of the park, on the west side of River Road. Royal T Enterprises is the contractor for the entirety of phase 9, which started in early 2024. As of right now, around 300 acres remain to be developed on the east side of River Rd. Two lots have already been sold so far, a 24 acre lot, and a 15 acre lot (Penske Truck being shown next to Stevens is one such lot). Just this year, 83 improved lots have been created.

The Stevens building itself is a 25,000 SF warehouse/office flex industrial building, with 15,000 SF under a build-to-suite lease with Stevens (10,000 SF is still available). The building that was designed by Desert Edge Architects that is located on 2.5 acres of the corner of River Road and Venture Drive, is slated to be ready in early to mid 2025, and will be a part of the Fort Pierce Owners Associate that is managed by JMI Property Services.

Penske Truck, Fort Pierce Business Park

Penske Truck build complete in Fort Pierce Phase 9 Construction

JMI Constructors has completed the Penske Truck building as part of phase nine of the Fort Pierce Business Park construction project. Penske is scheduled to open in September 2024, and is a Truck servicing and leasing facility. This 10,000 Sq. Ft. building is part of the JMI Development project which includes 3 acres of land for parking and yard use.

Penske Truck Leasing is a huge asset to our local Southern Utah economy, with 3,200 locations worldwide and over 40,000 employees! They operate and maintain a fleet of more than 450,000 vehicles. Businesses like theirs help round out and augment out our local economy, and we have more large-scale companies coming into the park, and anticipate many more in the near future.

Renovation for 2nd Location of ABS Kids, 25 N Plaza

Second Location of ABS Kids Remodeled Space set to open in September, 2024

The 25 N. Plaza building is getting another facelift. This time, it is transforming from the Family Health Care medical space to the new ABS Kids Autism Therapy Center educational space. From the floor to the cabinets to the paint, almost everything is being revamped! This has been months in the making because of the size of the space, which is around 10,559 Sq.Ft. Every room in this space has been upgraded, including a kitchen and break area, several private classrooms, bathrooms, the lobby and reception area, hallways and even more clerical space in the center which will act as a hub for administration.

In addition to the existing structures being renovated, we also took out several walls in the main area, adding some smaller offices behind the reception area. Because we had to change this from a medical to an educational space, we removed several countertops, some with sinks, and many cabinets. To help accommodate students, we added two additional bathrooms, this time with several stalls each, having also upgraded the existing bathrooms.

Walls were also torn down in the back, where previously there was a dental office. This space has now been turned into a large learning and play center.

Our team has many years' experienced in commercial builds, business expansions, and remodels. We have the knowledge and tools to successfully oversee and complete any kind of TI. We have finished laboratories, schools, medical/dental offices, office buildings, meeting houses, theatres, restaurants, retail stores, and everything in between.

We also are able to refer you to any additionally needed suppliers. For example, if you need signage, we have local, reputable companies that can fill your needs. Fort Pierce Business Park: The Construction Side

The Building of Fort Pierce Business Park

Our Vice President Gilbert Jennings was one of the founders of Fort Pierce Business Park (previously known as Fort Pierce Industrial Park), along with other private developers, namely, the Larkins and Giffords. The land was provided by Trust Lands, and Dixie Escalante Regional Electric Association provided the infrastructure loans, also providing power rate incentives. Dixie Power powers the park and is the most affordable power in the west, which helps draw businesses and jobs to the area. The park is upkept and quite clean compared to other similar industrial-type parks, in large part due to being part of an owner's association. JMI Property Services manages this owners association, and with their many years of property management experience and vast expertise, they are an integral part of why this park is so well planned, maintained, and clean. Nothing is overlooked. Quality was, and still is, their top priority!

From J & J Building Supply to JMI Constructors, we have been helping in one way or another in building up the business park, and with phase eight complete and phase nine in the works, there is no sign of slowing down. Some notable structures constructed by JMI are Extra Space Storage, Crate Extra Space Storage, and the Family Dollar Distribution Center, which opened in 2013, at approximately 832,000 square feet. They are currently expanding to what will be more than a million square feet!

The Inception of Commerce Pointe

Coming to fruition in 2020, the Commerce Pointe Retail Center development on Black Ridge and South Hilton Drive off of Bluff was in all actuality 10 years in the making. This 130,000 square foot, 16 acre project is the result of years of planning, business meetings, conferences, and plain old hard work. During this decade-long venture, we of course encountered the usual setbacks, but also had to navigate the new and ever-changing Covid-influenced economy. Even with the pandemic looming, it seemed that all the kinks were worked out during the planning process and construction finished rather quickly later in the year. All of it was worth it when the day came to break ground! Pictured below, the then-mayor Dan McArthur breaks ground with a backhoe with a gold-painted bucket in February of 2020.

One of the best things that came out of Commerce Point was gaining businesses who were new to the Southern Utah area. This included Mo' Bettahs, Park City Blind and Design, Blaze Pizza, Jersey Mike's, Longhorn Steakhouse, and Houston TX Hot Chicken. These businesses have been quite successful and, perhaps paving the way for more of their kind to come to sunny St. George. We seem to be making our mark in Utah as a destination with new places to eat, shop, and visit.

Large Storage Facility Completed in Ft Pierce Business Park

The vast and newly constructed Extra Space Storage, which has been under, which took more than a year to construct, has finally been completed. It was a great undertaking for sure, and it is now open for business. A large-scale project almost two years in the making, Extra Spage Storage is on five acres, and measures 250,000 Sq. Ft. in total. The layout of these units is intuitive and user-friendly, designed for efficiency of use. Since Fort Pierce Business Park (previously known to some as Fort Pierce Industrial) is located just on the outskirts of St. George City, it is in a convenient location for a presumably safer storage experience, out of the way of the inner city white also being accessibly close, within 10-15 minutes from town.

Starting in 2022 when the first footings and pads were poured, this build wrapped up at the end of 2023, and was opened for use for a short time, during which Extra Space Storage bought Kangaroo Storage. Robert DeBry Moves to New Space at Commerce Pointe

This buildout has been anxiously anticipated by the Southern Utah Robert J. DeBry team. Having been in St. George for the last 20 years, moving into a beautiful and modern, newly constructed building right off of Bluff Street downtown was a welcome change.

Standing three stories tall and at 23,000 Sq. Ft., Robert J. DeBry now occupies the entirety of the third floor. Their office staff benefit from having a front lobby overlooking all of Commerce Pointe and beyond to the east, as well as a breakroom and kitchen, two conferences rooms, and several individual offices, some seemingly all windows (pictured below). There is also a very large deck facing southeast that overlooks the city where employees can go to eat lunch, relax, and soak in the views and warm air of sunny St. George. Neighboring future tenants of the building are finishing up their buildouts as well and are slated to open before the end of 2023, including the Brain Health Center, Cottonwood Title, and more to come.

ABS Kids Buildout at Pineview Plaza

The Newly Built ABS Kids in St. George, Utah

The buildout of the first Southern Utah location of ABS Kids has been completed. JMI Constructors is grateful to be a part of the opening of ABS Kids at Pineview Plaza, which is set to have a grand opening on September 30, 2023. This is the first of two St. George locations, and they are already open, helping new students, and taking applications for more. They specialize in helping children with autism navigate life through behavioral therapies and tailored schooling. They use ABA therapy, and their teachers have the specialized experience and credentials to best help these kids. Their ABS Kids Board-Certified Behavior Analysts can help determine what kind of therapy will work for each child.

We are grateful to be a part the beginning of such an important institution in our community. The ABS Kids space buildout includes a large and open main learning area, a front office, several classrooms, bathrooms, and a kitchen area. Houston Hot Chicken Opens in Old Crack Shack Building

Houston TX Hot Chicken Opens in Place of Crack Shack

Houston Hot TX Chicken is now open in the previous Crack Shack building. JMI Constructors built this building in 2023, although HHC built-out the inside shell after The Crack Shack left. The equity Savory Restaurant Fund made the decision to close all their Crack Shacks in Utah and replace them with the Las Vegas chain HHC. If you haven't been to Commerce Pointe in St. George recently, a lot has changed. You will find this Houston TX Hot Chicken behind the Maverik on South Bluff Street at 1216 South Bluff Ste. 1201.

As far as the food goes, I tried their free-range chicken and highly I recommend it! You can check out the HHC menu HERE and experience it for yourself when you are in the mood for chicken with spice levels ranging from mild to "Houston, We Have a Problem!" Whether you prefer spicy chicken or not, they have creative recipes for all tastes. Pickle-lovers will especially enjoy their loaded fries! Make sure to come hungry though, because the serving sizes are pretty big. You might want to bring someone with you to share your.

Building 100 in Commerce Point Parking Lot

One of the three new buildings at Commerce Pointe, building 100 is the largest building on this property that we've built this year (2022). It consists of steel column framing and is four stories high! It will be home to many separate businesses, such as another local Bank of Utah, which has been adding locations throughout Southern Utah in recent years, and law firm, and many other businesses and offices. JMI Property Services is currently in the process of leasing these future business suites. This building is massive, and so it will be completed well after the other two that we've built this year, namely, Swig and Beans & Brews across the street. New Barbershop Buildout at Sunset Plaza

The newest barbershop at Sunset Corner is up and running! They had their grand opening on October 1st, complete with drawings and prizes for free haircuts and shaves. Like their logo, their shop is pretty unique, designed and decorated with antique furniture with a modern twist. The light fixtures and paint create the warm and inviting ambiance that you will experience while getting your hair cut and beard trimmed.

Tyler, the owner, takes his job seriously and consistently provides high quality cuts and styles for all of his clientele. New Swig Building 1200 Behind Maverick

One of the three new buildings at Commerce Pointe, building 1200 currently houses Swig, complete with a drive-thru, and is set to share the building with The Crack Shack. This particular building is located just behind the Maverick on Bluff.

Swig had their grand opening on July 15, 2022, giving away free drinks and cookies all day! JMI Constsructors had the pleasure of being there, capturing a picture of their first excited customer! Lines were wrapping around the parking lot and into the street, and they had all their staff on-hand. From the looks of it, St. George residents are happy about a soda shop in this part of town, right on Bluff just before exit 6 on your way out of town. Can St. George have too many soda shops? We would argue that it can't, downtown anyway! They are always busy, and the heat keeps us all coming back for more (Dirty Dr. Pepper, anyone?).

The Crack Shack, which primarily serves chicken sandwiches, hopes to open by late fall 2022, and will be welcome new addition to the St. George area. We will have more updates as they move in and open shop, so stay tuned!

Deseret Labs Building Nears Completion

Deseret Labs' New Calcium Manufacturing Plant

The new Deseret Laboratories building in Fort Pierce Industrial Park is making headway! This building has been under construction for a few years, and because of Covid-related issues, construction materials for this building have been scarce...It requires a lot of steel! The breezeway has yet to be fully enclosed, but will be happening soon. As you can see below, the walls and stairwells are in the process of being painted.

At this plant, Deseret Labs will be manufacturing calcium for supplementation. Because of this, the rooms (and even the floors) are required to be sterile, and even dust-free! This is not a small task in the dusty desert of St. George, Utah! Extra measures have been taken, such as having the floors coated with special epoxy that makes it look like it is covered in a very thin layer of clear water. Air filtration will be put a high priority as well. Even for a construction zone, it already looks comparatively clean!

25 N Plaza Gets a New Look

Remodel of the 25 N Plaza Building

The outside 25 N Plaza building has undergone a remodel, with new paint color, and a new sign for Birdie's Golf Lounge. The build-out of the interior of Birdie's Golf Lounge is complete (check out Instagram for more details). The interior common areas will also be revamped. There's nothing better than a fresh new coat of paint to lighten the feel of a space, followed by brand new tile flooring to match! And, as they say, lighting is everything, and so we will also be installing new, more modern light fixtures. These changes will be implemented throughout the halls, entryways, and the side and spiral staircases, respectively. The effect should prove to be refreshing and aesthetically pleasing!

Custom-Built Homes in The Ledges of St. George

Residential Homes in The Ledges

Here is one of the many newly-constructed homes up at the Ledges of St. George, just 10 minutes north of the city. This particular one is on Johnsons Arch Road, a new and popular area to build. Johnson Arch is nos directly connected by newly opened streets to Winchester Hills, just outside the city limits. To the south in The Ledges you will also find lots and new builds in The Fairways community (shown below). Both the Fairways and Johnson's Arch are on the east side of the Ledges, nonetheless, there are several residential homes going up on the west side of as well. Lots at Fairways are now available for purchase, as the second phase of this neighborhood.

The Ledges of St. George, Utah, is a great and picturesque neighborhood to reside in. With breathtakingly spectacular views of Snow Canyon State Park, Pine Valley Mountain, and the surrounding Winchester Hills Mountain with its "carrot" that the Fish Rock Grille in clubhouse is famously named after, there is no wonder so many people are choosing to build in The Ledges!

Second Phase of the UAA Building is Underway

New Title

We are adding onto the Utah Arts Academy School building! We started the first phase of the building in October 2021, and are now in the midst of the second phase. JMI Constructors has been actively working on building out the existing structure located at Sunset Corner, on 1091 N Bluff. It is coming along nicely, and we are pouring the concrete for the 2nd floor deck any day now... UAA has been in session at Sunset Corner since January of 2022, with Dr. Drew Williams as acting principal. Dr. Williams, a musician himself, received the Outstanding Leadership Award just this year in Las Vegas, Nevada, and we are exited to see what is in store for the future.
